Kitchen Renovation
Gut renovate kitchen, replacing all electric and plumbing, rearranging kitchen layout, and enlarge opening to dining area.
Material & Labor
1. Supply all materials and labor.
2. Materials to be provided as specified, if not specified, or specified TBD, owner will specify at a later time, with cost
of materials to be added to the cost of the project.
3. No substitution of materials without approval from owner.
1. Gut existing kitchen to studs. Remove wallboard from all walls and ceiling, cabinets, sink, appliances, plumbing
fixtures, electrical and lighting fixtures, heating fixture, window, door and trim.
2. Remove existing finish flooring to floor sheathing/decking.
Framing & Insulation
1. Move/reframe the short side shared/common wall between the kitchen and bath such that the kitchen is 6″ shorter.
2. Open/widen doorway/wall between kitchen and breakfast area.
3. Supply and install R-15 fiberglass batt insulation on all exterior walls to code.
4. Spray foam to seal all penetrations and gaps in the exterior sheathing.
5. Spray foam to seal and insulate the rim joist.
Window, Door & Trim
1. Enlarge existing window opening to approximate 54″ x 39″ at location shown on sketch.
2. Supply and install new window at enlarged opening location. new window to be Marvin Integrity Wood-Ultrex
Casement window, (ICA 2539 2W) 2 wide, 1 lite with no grills, insulating double-pane Low-E 366 with Argon
glazing, white hardware, standard screen and hardware.
3. Supply and install/replace existing exterior door with new exterior door, same size and location as existing. provide
pricing options for door to be Jeld-Wen (Premium 9 lite) or ThermaTru (Traditions, 2 panel, 1/2 lite) with new
Schlage hardware.
4. Supply and install new paint grade colonial interior trim around new windows and door. trim to consist of 2 1/2″
Colonial casing, sill and apron.
5. Supply and install new exterior trim around new window and door. trim to include Head Casing, consisting of Back
band/Drip Cap and 3 1/2″ Flat Casing, Jamb Casing consisting of 3 1/2″ Flat Casing, Projecting Sill and Apron for
the window.
6. Window and door to be installed with sill pan flashing with proper back and end dams. Install Header and Jamb
flashing, integrated with existing Water Resistive Barrier, to direct any water in the rough opening out of the bottom
of the window.

1. All new electric to code. Electric to be done by licensed and insured electrician and all electric work to be inspected.
2. Supply and install three (3) GFCI outlets, on two (2) circuits, at locations indicated on sketch.
3. Supply and install one (1) ceiling light fixture, and two (2) task light fixtures on two (2) switch controls at locations
indicated on sketch.
Plumbing & Heating
1. All new plumbing to code. Plumbing to be done by licensed and insured plumber.
2. Supply and replace existing galvanized iron waste/drain lines with PVC.
3. Supply and replace all supply shut-off valves with new ball valves.
4. Supply and replace, or install if not present, new ball valves shut-off in basement for all supply lines.
5. Install owner supplied undermount kitchen sink at location indicated on sketch.
6. Supply and install new Kohler Simplice (K-647) kitchen faucet for sink.
7. Supply and install plumbing (drain and water supply line) stub out for future dishwasher, location as indicated on
8. Supply and install SlantFin baseboard heat at location indicated on sketch.
9. Relocate gas line for range to new location of range, as indicated on sketch.
10. Supply and replace new ball shutoff valves in basement for outside faucets by kitchen door and side entry.
Speckling & Painting
1. Supply and install drywall. Spackle and sand all walls and ceiling, ready for paint.
2. Supply and install baseboard and ceiling trim where applicable. ceiling trim to be Cove moulding, and baseboard to
be Colonial baseboard with shoe moulding.
3. Paint all walls and ceiling with 3 coats of paint. Paint to be Benjamin Moore Regal select, color to be Matte White.
4. Paint all trim with 3 coats of paint. Paint to be Benjamin Moore Regal Select, color to be Semi-Gloss White.
1. Supply and install new tile on the floor, over new mud job.
2. Supply and install new tile backsplash on the wall, to an approximate height of 16″ from the countertop, or to the
bottom edge of the wall cabinets or all the way to the underside of the hood at the range.
3. wall backsplash to be tiled DaTile “Matte” Artic White 3″x6″ Field Tile (Color 0790) and trimmed with appropriate
Bullnose trim on the top and side edges.
4. floor of kitchen to be tiled with mosaic pattern with DaTile “Keystone” Artic White 1″x1″ Field Tile (Color D617).
Appliances, Cabinets & Countertop
1. Owner to supply refrigerator, gas range and range hood.
2. Contractor to supply all other fixtures and materials.
3. Install owner supplied Broan range hood. Hood to be vented through exterior wall. Vent penetration to be flashed
and sealed.
4. Install owner supplied Frigidaire Gas Range and Refrigerator, including all electrical and plumbing connections.
5. Install owner supplied kitchen cabinets from (3/4″ plywood construction cabinets with
“Manhattan” style doors in Maple with Natural finish). Cabinets to be installed in locations indicated on layout below
Cabinets on the exterior wall to be install approximately 3″ away from the wall to accomodate a 28″ deep
6. Coordinate installation of owner supplied countertop on cabinets.
1. Remove all construction debris from site daily.
