When it comes to creating outdoor spaces that combine luxury, safety, and functionality, a Commercial Gunite Swimming Pool is one of the best investments a community can make. At Gappsi, we specialize in designing and building high-quality pools.  They are tailored to the specific needs of both residential and commercial properties. Our latest project took us to Commack, NY. We had the privilege of installing a stunning gunite swimming pool for the Sutton Landing community, catering to residents over 55.

This project showcases not only our craftsmanship but also our dedication to designing pools.  This serves both recreational and therapeutic purposes for community members. Below, we’ll walk you through the design, features, and benefits of this pool installation.  In addition, gunite pools remain the top choice for commercial communities.

Project Overview: A Pool Designed for Community Living

At Sutton Landing in Commack, the management team sought to offer their residents a pool that was both aesthetically pleasing and functional. We designed and installed a 20×40 Commercial Gunite Swimming Pool, perfectly sized for community use.

The pool has a depth of 4 feet 8 inches at the deep end and 3 feet at the shallow end, making it safe and accessible for a wide range of users. Since this is an over-55 community, safety and accessibility were two of the highest priorities during the design process.

Choosing the Right Inground Pool for Your Long Island Home

Deciding to install an inground pool is a huge step toward creating your dream backyard. But before you start picturing those sunny afternoons, you’ll need to choose the right type of pool for your home, budget, and lifestyle. On Long Island, homeowners generally choose from three main types: gunite, vinyl liner, and fiberglass. Each has its own set of benefits and considerations, from total design freedom to speed of installation. Understanding the differences is the first step in making a choice you’ll be happy with for years to come. Your decision will impact everything from the initial cost and construction timeline to long-term maintenance.

Gunite Pools: The Ultimate in Customization

If you can dream it, you can probably build it with gunite. This is the go-to choice for homeowners who want a completely custom pool. Gunite pools are built on-site by spraying a mixture of concrete and sand over a grid of steel reinforcement. Because they aren’t limited to pre-fabricated shapes, gunite pools are highly customizable, allowing for unique shapes, sizes, and features like built-in waterfalls, tanning ledges, or integrated spas. This is the type of pool we installed at the Sutton Landing community, as it gave us the flexibility to design a pool that perfectly suited the residents’ needs. The durable plaster finish comes in various colors and textures, offering a high-end look that lasts for decades with proper care.

Vinyl Liner Pools: A Popular and Flexible Option

Vinyl liner pools are a very popular option, largely because they tend to have a lower initial installation cost. These pools are constructed with wall panels, typically made of steel or polymer, and a custom-fitted vinyl liner that forms the pool’s surface. While they offer a good amount of flexibility in shape and size, they are not quite as customizable as gunite. A basic vinyl pool package is affordable, but remember that adding features like water slides, special lighting, or landscaping will increase the price. The biggest long-term consideration is the liner itself, which typically needs to be replaced every 7 to 10 years, adding a recurring cost to the lifetime ownership of the pool.

Fiberglass Pools: Quick Installation and Smooth Finishes

For those who want to be swimming as soon as possible, fiberglass pools are an excellent choice. These pools are manufactured off-site as a single shell and then delivered to your home and set into the excavated hole. This process makes installation incredibly fast—sometimes in just a few days. The surface of a fiberglass pool is a smooth gel coat, which is non-porous, making it resistant to algae growth and gentle on your feet. The main drawback is the lack of customization. Because they have to be transported by road, fiberglass pools have shipping limits and usually can’t be wider than 16 feet, which can be a dealbreaker if you’re envisioning a large, uniquely shaped backyard oasis.

Understanding Pool Installation Costs in Commack

Let’s talk about the big question: how much does an inground pool cost? On Long Island, the price can vary significantly based on the type of pool you choose, its size, and the features you add. A custom inground pool in the Commack area typically costs between $50,000 and over $100,000. This range covers everything from the pool itself to the necessary equipment, excavation, and installation. However, it’s also important to think about the complete project. Features like a surrounding patio, fencing, and landscaping are often essential parts of the final vision and will contribute to the overall budget. At Gappsi, we help homeowners plan for the entire outdoor space, ensuring the pool is perfectly integrated with beautiful masonry and functional landscape design.

General Cost Estimates for Inground Pools

Breaking down the costs helps clarify what you can expect. Vinyl liner pools generally have the lowest upfront cost, making them an accessible entry point for many homeowners. Fiberglass pools sit in the middle of the price range, offering a balance of durability and quicker installation. Gunite pools typically represent the highest initial investment due to the custom, labor-intensive construction process. Beyond the pool itself, remember to budget for essentials like a safety cover, filtration system, and lighting. Optional upgrades, such as a heater, a salt-water system, or automated cleaning systems, will also add to the final price tag.

Costs by Pool Size and Type

Your budget will be the primary guide in determining the type and size of your pool. For a budget under $50,000, your options might be limited to a smaller, standard-shape vinyl liner pool, potentially as a DIY kit, though we always recommend professional installation. As your budget increases into the $70,000 to $90,000 range, you can start looking at high-quality fiberglass pools or more customized vinyl liner options with some added features. Once you cross the $100,000 threshold, you enter the realm of custom gunite pools, where you can design a one-of-a-kind backyard resort with premium materials and integrated features.

What Your Budget Can Get You

To put it in perspective, a moderate budget can get you a beautiful, functional pool that will be the centerpiece of your summer. This might look like a medium-sized fiberglass pool with a simple concrete or paver patio. As you invest more, you can incorporate more luxurious elements. A higher-end budget allows for a large, freeform gunite pool with a stunning porcelain paver patio, a cascading waterfall, and an attached spa. The best way to understand what’s possible is to have a detailed conversation with a pool designer. Experts can help you explore options and create a plan that aligns your vision with your budget, ensuring there are no surprises along the way.

Planning for Lifetime Pool Ownership Costs

The initial purchase price is just one part of the equation. To be a happy pool owner, you need to plan for the lifetime costs of maintenance and upkeep. These annual expenses include chemicals, electricity to run the pump and filter, and professional opening and closing services. It’s also wise to set aside funds for eventual repairs or replacements. For instance, while a vinyl liner pool is cheaper upfront, you’ll need to factor in the cost of replacing the liner every seven years or so. Gunite pools may need to be resurfaced every 10 to 15 years, while fiberglass pools generally have the lowest long-term maintenance costs.

Financing Your Pool Project

A new pool is a significant investment in your home, and many homeowners choose to finance the project. This is a completely normal and practical approach to funding your backyard transformation. In fact, many people use loans to pay for their pools, making the dream accessible without depleting savings. Common financing options include a home equity loan, a home equity line of credit (HELOC), or a personal loan from a bank or credit union. Some pool construction companies also partner with lenders to offer financing options directly to their clients. It’s always a good idea to explore your options and find a solution that you’re comfortable with.

The Pool Construction Process from Start to Finish

Once you’ve chosen your pool type and finalized the design, it’s time for the construction to begin. This is where your backyard is transformed from a patch of grass into a personal oasis. The process can seem daunting, but with the right team, it’s a well-orchestrated series of steps. A full-service company will handle the entire pool construction process, from securing permits to the final plaster coat and startup. At Gappsi, we manage every detail of the project, including coordinating our expert pool installers with our masonry and landscape crews to create a seamless and stress-free experience for you. This integrated approach ensures that every element of your new backyard works together beautifully.

A Step-by-Step Project Timeline

Every pool project follows a general timeline. It starts with the final design approval and securing the necessary building permits from your town. Next comes the excavation, where the shape of your pool is dug out. After that, the structural work begins: steel rebar is installed for a gunite pool, or the wall panels or fiberglass shell is set in place. This is followed by the installation of plumbing and electrical lines. Once the core structure is ready, the surrounding patio and decking are built. The final steps involve finishing the pool’s interior—applying plaster for gunite or setting the liner—and then filling it with water, balancing the chemicals, and starting up the equipment.

When Is the Best Time to Build a Pool on Long Island?

While you can technically build a pool at any time of year, timing can make a big difference. To ensure your pool is ready for swimming by Memorial Day, the best time to start construction is in the early spring, around March or April. However, the planning process should begin much earlier. We recommend meeting with designers in the fall or winter. This gives you plenty of time to finalize your design, select materials, and get your permits in order before the busy spring rush begins. Starting early ensures you get on a reputable builder’s schedule and avoids potential delays, so you can be the first one in the water when summer arrives.

Navigating Local Building Codes and Soil Conditions

Building a pool on Long Island comes with its own unique set of challenges. That’s why hiring a local expert is so important. An experienced Long Island builder will understand the specific challenges of the area, from navigating the permit rules in different municipalities to dealing with our local soil conditions, which can include high water tables, sand, or clay. A contractor who knows the local landscape can anticipate potential issues and plan accordingly, saving you time, money, and headaches. This local expertise is invaluable for ensuring your pool is built correctly and to code, providing a safe and durable structure for your family to enjoy.

Why Professional Installation Is a Must

While the idea of a DIY project can be tempting for some, installing an inground pool is not the place to cut corners. The complexity of the project—involving heavy excavation, intricate plumbing, high-voltage electrical work, and precise structural engineering—requires professional expertise. As experts often advise, mistakes during installation can be incredibly costly and lead to major structural problems down the road. Hiring a licensed and insured professional protects your investment and ensures the safety of your family. A professional builder like Gappsi not only provides the technical skill but also offers warranties on their workmanship, giving you peace of mind that your new pool is built to last.

Key Design Elements of the Sutton Landing Pool

When designing the pool for Sutton Landing, our primary goal was to create a space that felt both luxurious and perfectly suited to the community’s lifestyle. The pool measures 20×40 feet, a dimension we chose carefully to strike the ideal balance. It’s large enough to accommodate multiple residents comfortably, whether they’re swimming laps for exercise or simply relaxing with neighbors on a sunny afternoon. This size transforms the pool from a simple amenity into a central social hub for the community. This project is a perfect example of how we approach all our swimming pool installations—by considering how the space will actually be used to enhance daily life.

Safety and accessibility were the cornerstones of this design, especially given that Sutton Landing is a community for residents over 55. We engineered the pool with a shallow end of 3 feet, which gradually slopes to a maximum depth of 4 feet 8 inches. This gentle incline ensures that residents of all mobility and swimming levels can enter and enjoy the water with confidence. It eliminates the steep drop-offs found in older pools, making it a welcoming environment for everyone. This thoughtful approach to depth and dimension reflects our commitment at Gappsi to not only build beautiful structures but to create safe, functional, and enjoyable spaces for years to come.

Accessibility is essential for a Commercial Gunite Swimming Pool, particularly in a senior living environment. We installed rounded-corner stairs in the shallow area for easy entry and exit. The rounded design minimizes sharp edges, adding both comfort and safety for swimmers.

Additionally, we have included a pool lift to accommodate individuals with mobility challenges. This feature ensures that every resident, regardless of physical ability, has the opportunity to enjoy the pool. Accessibility upgrades like these are not only thoughtful but also align with ADA compliance standards for commercial pool installations.

Finishes and Materials: A Pool Built to Last

Durability and low maintenance are key factors in commercial pool construction. For this project, we lined the pool below the coping with premium porcelain tile, a long-lasting and visually appealing option that resists water and chemical damage.

The pool interior was finished with Super Blue Diamond Brite, a material known for its strength, resilience, and attractive color. This finish creates a sparkling blue appearance that enhances the overall aesthetic while withstanding years of use. Diamond Brite is one of the most trusted finishes for commercial pools because it resists fading and staining, making it ideal for community environments where heavy use is expected.

Patio and Coping: Function Meets Design

The pool deck and surrounding area play a crucial role in the functionality and appeal of a Commercial Gunite Swimming Pool. For Sutton Landing, we installed a spacious patio using Nicolock concrete paving stones in a random pattern. The stones vary in size—16×24, 16×16, and 16×8 inches—creating a visually interesting and sophisticated look.

55+ community gunite swimming poolThe coping is a 24-inch commercial bullnose, specifically designed with safety in mind. The bullnose extends to the pool’s edge and slightly upward, reducing the risk of tripping and providing a smooth transition from patio to pool. Safety features like this are essential in communities with older residents.

Landscaping and Furnishings: Creating a Resort-Like Setting

The pool is not just a place to swim, it’s a centerpiece for relaxation and social gatherings. At Sutton Landing, the pool area is beautifully landscaped and thoughtfully furnished. The landscaping softens the hardscaping and adds a natural touch, while the furniture provides residents with numerous options for lounging, sunbathing, or socializing.</p></p>

Together, these elements create an inviting environment that feels more like a private resort than a typical community pool. This attention to detail enhances residents’ quality of life and increases the property’s overall value.

Why Choose a Commercial Gunite Swimming Pool?

When planning a pool for a community or commercial space, several options are available, including vinyl and fiberglass. However, gunite remains the gold standard for commercial applications. Here’s why:

1. Durability

Gunite pools are constructed with reinforced concrete, making them exceptionally strong and durable. Unlike other pool types, they can withstand heavy use and extreme weather conditions without compromising their structure.

2. Design Flexibility

One of the most significant advantages of a Commercial Gunite Swimming Pool is the freedom it offers in design. Shapes, sizes, depths, and features can all be customized to meet the needs of the community. For Sutton Landing, we created a pool that balances recreation with accessibility, a feature that wouldn’t be easily achieved with other pool types.

3. Low Maintenance

With finishes like Diamond Brite and porcelain tile, gunite pools require less maintenance over time. This is a key consideration for community pools that experience daily use and require regular maintenance to remain in top condition for residents.

4. Aesthetic Appeal

Gunite pools have a timeless elegance that elevates any property. They can be finished with a variety of materials, from plaster to aggregates, allowing for a polished and professional appearance.

Comprehensive Services Beyond New Installations

Building your dream pool is an exciting first step, but the journey doesn’t end once the construction is complete. A truly exceptional pool company provides support for the entire life of your pool. Think of it as a long-term partnership. From routine upkeep to future upgrades, having a dedicated team you can rely on ensures your investment remains a source of joy and relaxation for years to come. This comprehensive approach gives you peace of mind, knowing that expert help is always just a phone call away for any need that arises.

Ongoing Maintenance and Seasonal Care

A sparkling, healthy pool requires consistent care, and let’s be honest, not everyone has the time for it. Professional maintenance is the key to keeping your pool in pristine condition without sacrificing your weekends. This includes essential tasks like vacuuming, balancing chemicals, and inspecting pumps and filters to ensure everything is running efficiently. For Long Island homeowners, seasonal care is especially important. A proper pool opening in the spring sets you up for a great summer, while a thorough winterization protects your equipment from harsh weather, preventing costly damage. Regular upkeep not only keeps your pool looking beautiful but also extends the life of its components.

Repairs, Upgrades, and Modernization

Over time, even the best-built pools may need repairs or benefit from a few modern touches. Whether it’s fixing a small leak or replacing a worn-out pump, having a trusted professional to handle repairs is essential. Beyond fixes, you might decide to modernize your space. This could mean upgrading to energy-efficient equipment, installing automated cleaning systems, or adding beautiful LED lighting for evening swims. Aesthetic updates like new tile or a resurfaced interior can also completely transform the look of your pool. These modernization projects not only improve your enjoyment but can also add significant value to your home.

Permit Management and Project Guarantees

One of the most complex parts of any major home improvement project is navigating the paperwork. Building a pool requires specific permits and adherence to local Commack and New York State building codes. A reputable company will manage this entire process for you, from filing the initial applications to ensuring every phase of construction passes inspection. This saves you from headaches and potential legal issues down the road. Furthermore, always look for a company that stands behind its work with solid guarantees. This commitment to quality, like our expert masonry and construction work, gives you confidence that your investment is protected by skilled professionals dedicated to excellence.

A Community Investment That Lasts

The Sutton Landing pool is more than just a swimming area; it’s a gathering place, a fitness resource, and a retreat for residents, by choosing a Commercial Gunite Swimming Pool, the community invested in a long-lasting amenity that will bring joy and value for decades to come.

Frequently Asked Questions

How long does the entire pool installation process typically take on Long Island? From the first design meeting to your first swim, the process is more involved than just the construction phase. We suggest starting the design and planning process in the fall or winter. This gives us plenty of time to finalize your vision, select materials, and secure the necessary town permits before the spring construction season even begins. The actual build can take several weeks, so starting early ensures your pool is ready to enjoy by the time warm weather arrives.

I’m trying to figure out my budget. What other costs should I plan for besides the pool itself? That’s a great question, and it’s smart to think about the complete picture. The pool is the main event, but your project will also include essential elements like safety fencing, which is required by most local codes. You’ll also want to budget for the surrounding patio, any landscaping to integrate the pool into your yard, and the necessary electrical work. We help you plan for the entire outdoor space so there are no financial surprises along the way.

You mention gunite, vinyl, and fiberglass pools. How do I choose the right one for my family? The best choice really depends on your top priorities. If you want complete design freedom for a unique shape, size, or built-in features like a spa, then a gunite pool is your best bet. If you’re looking for a fast installation and a smooth, low-maintenance surface, a fiberglass pool is an excellent option. For those focused on a lower initial investment, a vinyl liner pool offers a lot of flexibility and is a very popular choice.

Why is hiring a local Long Island builder so critical for a pool project? Building a pool on Long Island has its own set of rules and challenges. Each town, from Commack to the Hamptons, has different permit requirements and building codes. A local builder knows how to handle this process efficiently. They also have direct experience with our specific soil conditions and high water tables, allowing them to anticipate and solve potential problems before they cause delays or damage.

What kind of long-term maintenance costs should I expect with a new pool? Planning for lifetime ownership is key to enjoying your pool for years. Annual costs typically include chemicals, electricity for the pump and filter, and professional opening and closing services for the season. It’s also wise to plan for future upkeep. For example, a vinyl liner will likely need to be replaced every 7 to 10 years, while a gunite pool may need to be resurfaced after about a decade to keep it looking its best.

Key Takeaways

  • Select the right pool type for your home: Understand the core benefits of each option: gunite offers total design freedom, vinyl liner is a flexible and budget-friendly choice, and fiberglass provides the quickest installation with minimal long-term upkeep.
  • Prioritize local expertise for a smoother build: Hiring a contractor who understands Commack’s specific building codes, soil conditions, and permit rules is essential. Their local knowledge helps prevent costly delays and ensures your project is completed correctly.
  • Plan your budget for the complete vision: Remember that your total investment includes more than just the pool. Factor in costs for patios, fencing, landscaping, and future maintenance to create a cohesive outdoor space without financial surprises.

The focal point of the redesign is a 20×40 gunite pool that immediately captures attention with its clean lines and functional elegance. Gunite, renowned for its durability and versatility, enables complete customization in pool design. For this project, the pool features a built-in spa and an inviting sundeck in the shallow end.  It’s perfect for relaxing and cooling off on hot summer days. Whether you’re lounging on the sundeck or soaking in the spa, this pool was designed with luxury and leisure in mind.

To ensure ease of maintenance and added safety, we also installed an automatic pool cover. This system helps maintain water cleanliness, conserves heat, and provides a child-safe barrier when the pool is not in use.

Porcelain Paver Patio – Sleek, Durable, and Stylish

Surrounding the pool is a beautifully installed patio made from gray porcelain pavers. The gunite pool and porcelain patio pavers are three-quarters of an inch thick and were carefully chosen by the homeowners to match the color and style of the house. Porcelain is an ideal material for outdoor spaces.  It’s non-porous, slip-resistant, UV-resistant, and incredibly easy to maintain.

One of the standout features of the patio is its porcelain coping. It frames the pool’s edge, creating a smooth, finished look. We used 24×24-inch, two-inch-thick porcelain coping for the pool’s automatic cover area and 12×24-inch, two-inch-thick coping for the remainder of the pool edge. This combination of sizes ensures both a functional and aesthetic flow around the entire perimeter of the pool. Additionally, the skimmer boxes were custom-cut to integrate perfectly with the porcelain coping—demonstrating our attention to detail and craftsmanship.

custom-built pavilion and gas fireplaceThe Pavilion – A Modern Outdoor Living Room

To complement the pool and patio, a custom-built pavilion was installed at the far end of the backyard. Designed to match the house in both style and finish, the pavilion serves as an outdoor living room.  The pavilion has all the comforts of an indoor space. It features a gas fireplace, a mounted TV, and cabinets for storage—perfect for hosting gatherings, watching the game, or simply relaxing outdoors.

The pavilion creates a shaded, inviting retreat just a step away from the pool. It was built using materials that harmonize with the overall color palette of the backyard.  This ensures a seamless aesthetic from one area to the next.

Fire Pit and Outdoor Cooking Island – Enhancing the Entertainment Experience

To further elevate the outdoor experience, we installed a modern gas fire pit, ideal for evening relaxation or entertaining guests. The fire pit adds warmth and ambiance, making the outdoor space enjoyable even on cooler nights.

Topping it off is a black leathered granite countertop, which provides a bold contrast and durable work surface for outdoor cooking. This area is perfect for grilling, prepping meals, and serving guests—all without needing to go inside.

Modern Outdoor Furnishings – A Cohesive Design

The entire pool and patio area is furnished with contemporary outdoor furniture, handpicked to maintain the modern and minimalist design theme. Gray and white tones dominate the space, maintaining a clean, cohesive, and stylish look. The furniture was selected not only for its looks but also for comfort and weather resistance, ensuring years of enjoyment.

The careful choice of materials, from porcelain and granite to marble and weather-resistant fabrics, reflects Gappsi’s commitment to quality and long-term durability. Every element in this project complements the next, offering a luxurious yet practical outdoor environment.

Understanding Your Investment in a New Pool

A new swimming pool is more than just an addition to your home; it’s an investment in your lifestyle. When you start planning for a project like the one in Sands Point, it’s important to have a clear picture of the costs involved. The price tag isn’t just for the pool itself but for the entire transformed space, including the patio, features, and landscaping that create a cohesive outdoor oasis. Understanding the budget from the beginning helps you make informed decisions and ensures the final result is exactly what you dreamed of, without any surprises along the way. Let’s break down what you can expect when investing in a new inground pool.

Average Cost of a New Inground Pool

When budgeting for a new inground pool, it’s helpful to look at industry averages. Most homeowners find that the total cost for a new installation, including essential features like stone and concrete work, falls somewhere between $80,000 and $120,000. This range can shift based on the size of the pool, the materials you choose, and any custom features you add, such as a built-in spa or sundeck like the one in our Sands Point project. A comprehensive project often includes more than just the pool, incorporating masonry for patios and retaining walls, which contributes to the overall investment but also creates a complete and functional outdoor living area.

What is the Cheapest Type of Pool to Install?

If budget is a primary concern, vinyl-lined pools are typically the most affordable option, with installation costs often ranging from $35,000 to $65,000. While they offer a lower upfront cost, it’s important to consider the long-term picture. For projects that demand complete design freedom and durability, a gunite pool is an excellent choice. Gunite allows for endless customization in shape, size, and integrated features, which is why we selected it for the modern masterpiece in Sands Point. This flexibility ensures your swimming pool perfectly matches your home’s aesthetic and your family’s needs, providing lasting value and a truly unique design.

When is the Best Time of Year to Buy a Pool?

While you can plan a pool project any time of year, scheduling the installation during the off-season—from late fall to early spring—can be a smart move. During these months, contractors often have more availability, which can lead to a smoother and sometimes faster construction process. Planning ahead allows you to get on the schedule before the busy summer rush begins. This ensures your backyard transformation is complete and ready for you to enjoy as soon as the warm weather arrives. It gives you plenty of time to finalize designs, select materials, and prepare for an exciting new addition to your home.

What to Expect for Pool Refinishing Costs

If you already have a pool that’s showing its age, refinishing can bring it back to life. The cost for this varies depending on the pool type and the extent of the work. For a gunite pool, for example, resurfacing can range from $5,000 to $15,000. This process involves repairing any cracks and applying a new finish to make the surface look brand new. It’s a great way to update your pool’s appearance without the cost of a full replacement. At Gappsi, we also offer services to restore and seal surrounding patios and stonework, ensuring your entire pool area looks pristine and well-maintained for years to come.

How to Choose the Best Pool Company in Sands Point

Choosing the right company to build your dream backyard is one of the most critical decisions you’ll make. The quality of the craftsmanship, the smoothness of the process, and the final outcome all depend on the team you hire. In an area like Sands Point, where quality and aesthetics are paramount, you need a partner who understands your vision and has the expertise to execute it flawlessly. It’s not just about finding a builder; it’s about finding a designer, a project manager, and a team of artisans who will treat your home with the care it deserves. Look for a company with a proven track record, a deep understanding of local requirements, and a commitment to client satisfaction.

Full-Service Design vs. Specialized Contractors

When undertaking a large-scale backyard project, you can either hire specialized contractors for each part—one for the pool, another for the patio, and a third for landscaping—or you can work with a full-service design and build company. A full-service firm like Gappsi manages every aspect of the project, from the initial concept to the final installation. This integrated approach ensures a seamless experience, with one point of contact and a cohesive design vision. It eliminates the stress of coordinating multiple teams and timelines, ensuring that elements like the pavilion and outdoor kitchen are perfectly integrated with the pool and patio design.

The Importance of In-House Teams and Experience

A company’s experience and the structure of its team can significantly impact your project’s success. Companies with decades of experience, like Gappsi’s 35+ years serving Long Island, bring a wealth of knowledge to every job. When a company uses in-house teams for design, masonry, and installation, it leads to better communication, consistent quality control, and greater accountability. This structure ensures that everyone working on your project is aligned with the same high standards and vision. An experienced team can anticipate challenges, offer creative solutions, and deliver a finished product that not only looks beautiful but is built to last.

Comparing Pool Materials and Construction

The materials and construction methods used will define your pool’s look, feel, and longevity. As seen in the Sands Point project, gunite is a top-tier choice known for its incredible durability and design flexibility. It allows for custom shapes, depths, and features like built-in spas and benches that simply aren’t possible with other pool types. Surrounding the pool, high-quality porcelain and natural stone pavers offer a slip-resistant, low-maintenance, and elegant surface. Discussing these options with your pool company will help you understand the benefits of each and select the best materials to achieve your desired aesthetic and performance.

Frequently Asked Questions

Why did this project use porcelain pavers instead of a more traditional material like natural stone? That’s a great question. While natural stone is a classic choice, porcelain offers some fantastic benefits for a high-traffic area like a pool patio. It’s incredibly durable and doesn’t stain easily, so you don’t have to worry about spills during a barbecue. It’s also slip-resistant, which is a huge plus around water, and it stays cooler under the sun than many other materials. For this project, it provided the clean, modern look the homeowners wanted with minimal upkeep.

A project of this scale seems huge. How long does a complete backyard transformation typically take? A multi-faceted project involving a new pool, extensive masonry, and a structure like a pavilion can take a few months from the first day of construction to the final touches. The timeline can vary based on factors like the complexity of the design, local permitting, and even the weather. The most important part is the planning phase, which happens well before any digging begins, to ensure every detail is considered and the project runs smoothly.

The post mentions a lot of custom features. How much of a project like this can actually be personalized? Nearly every element you see can be tailored to your specific taste and property. With a gunite pool, the shape, size, depth, and features like a sundeck or spa are designed from scratch. The same goes for the outdoor kitchen, the layout of the patio, and the finishes on the pavilion. Our goal is to create a space that feels like a true extension of your home, so we work with you on everything from the color of the pavers to the placement of the fire pit.

What does it really mean to work with a “full-service” company for a project like this? Think of it as having one dedicated team and a single point of contact for your entire project. Instead of you having to hire and coordinate a pool installer, a mason, a landscaper, and an electrician, we manage all of it. This ensures the design is cohesive—so the patio stone perfectly matches the pool coping—and that the entire process is streamlined. It saves you the headache of juggling different contractors and timelines.

I’m inspired by this project, but my backyard is completely different. What’s the first step to see what’s possible for my own space? Every great backyard starts with a conversation. The best first step is to gather some inspiration—photos of styles you love and a list of how you want to use the space. Do you host big parties or prefer quiet family evenings? From there, scheduling a consultation is key. We can walk your property with you, listen to your ideas, and help you understand what’s possible within your specific landscape and budget.

Key Takeaways

  • Think Beyond Just the Pool: A successful backyard transformation comes from a unified design where the pool, patio, and amenities work together. Planning your project as a complete outdoor living space ensures every element is functional and flows together beautifully.
  • Select Materials for Both Style and Performance: Your choice of materials is a long-term investment in your home’s value and your own enjoyment. High-quality options like customizable gunite and durable porcelain pavers create a sophisticated look that is also built to last with minimal upkeep.
  • Partner with a Full-Service Firm for a Seamless Process: Hiring one company to manage your entire project from design to installation simplifies everything. An integrated team provides a single point of contact, ensures consistent quality, and brings a cohesive vision to life without the stress of coordinating multiple contractors.

Outdoor Living Transformed: A Complete Swimming Pool and Backyard Design in Northport, NY

Gappsi is proud to showcase our latest outdoor living transformed project located in the beautiful town of Northport, New York. This comprehensive backyard design and installation showcases our commitment to superior craftsmanship.  Our meticulous attention to detail and the integration of luxurious elements elevate outdoor living.  From the pool and patio to landscaping and stonework, creating a seamless experience. This Northport property now exemplifies the perfect balance of elegance, functionality, and natural beauty.

Pool Installation: A Stunning Centerpiece

At the heart of this outdoor living transformed backyard project is a stunning 16 x 36 vinyl swimming pool with concrete walls, expertly installed by the Gappsi team. This pool serves as both a focal point and a functional space for relaxation, exercise, and family fun.

The pool features a sundeck and shallow steps, providing a safe and inviting area for lounging and young swimmers. Two bubblers enhance the visual and auditory ambiance of the sundeck, creating a resort-like experience right at home. The autocover provides safety and efficiency, keeping the pool clean and secure when not in use. At the deep end, we installed built-in benches with a stand ledge, offering a comfortable and social swimming area.

Elevation and Layout: A Two-Tiered Design

One of the most distinctive features of this backyard design is its multi-level layout, which addresses the natural grade changes of the property. The pool is situated in a raised area, just two steps above the lower patio adjacent to the house. This thoughtful elevation change not only optimizes the use of space but also enhances the aesthetic appeal and flow of the backyard.

Natural Stone Pavers and Pool Coping Backyard TransformedTo support this elevation, we constructed a retaining wall that serves both functional and visual purposes. This wall was veneered with Eldorado cultured stone, chosen to complement the house’s existing exterior. It was topped with G041 marble coping, seamlessly coordinating with the pool’s edge detail and tying the space together beautifully.

Patio Design: A Natural Stone Showcase

Surrounding the pool is a spacious and elegant patio.  Constructed with G045 blue limestone, part of the Gappsi Natural Stone Collection. This stone was selected for its rich color, non-slip texture, and durability.  It makes it an ideal choice for high-traffic areas near pools. The pool coping itself is finished with G041 marble pavers, providing a refined and cohesive look that mirrors the retaining wall capstone.

Polymeric Sand Installation

The stone choices throughout the backyard not only contribute to a luxurious finish but also ensure longevity and performance under the demands of weather and use. These premium materials reflect Gappsi’s commitment to quality and design excellence.

Fire Pit Area with a View to the Outdoor Living Transformed

To take full advantage of the property’s water view, we extended the design.  It went beyond the main pool and patio area to create a dedicated fire pit patio. Strategically located past the house, this circular patio offers unobstructed sightlines to the scenic landscape.  Making it an ideal setting for evening gatherings, storytelling, or peaceful solitude around the fire.

swimming-pool-and-backyard-design-and-construction-northport-ny-3The bump-out circular design blends seamlessly into the surrounding lawn and visually connects with the retaining wall.  This curves gently into the space. It’s a detail that not only enhances the utility of the yard but also expresses a thoughtful and intentional design language throughout the project.

Landscape Integration: Bringing It All Together

No backyard transformation is complete without expert landscaping, and this Northport project is no exception. Gappsi reimagined the entire landscape, working carefully to integrate the newly built structures into a cohesive and natural setting.

We installed a selection of ornamental shrubs, trees, and plantings to soften the hardscape and provide seasonal interest, as well as privacy. The greenery was carefully selected to thrive in the local climate and frame key areas, including the pool, fire pit, and transitions between elevation levels. The new landscaping helps define zones, directs traffic flow, and reinforces the overall design vision of a serene, multifunctional outdoor living environment.

Cohesive Design, Lasting Enjoyment

What sets this project apart is how every element—pool, patio, wall, landscaping, and fire pit—works in harmony to create a space that is both beautiful and livable. Each feature was planned and built with an eye to long-term durability, ease of maintenance, and aesthetic continuity.

This backyard is not just a series of individual features—it’s a comprehensive outdoor experience. It invites relaxation, recreation, and social engagement while providing the homeowners with a timeless and personalized retreat they can enjoy for decades.

Outdoor Luxury: Gunite Pool Construction in Old Brookville, NY

Transforming Outdoor Luxury: Gunite Pool Construction in Old Brookville, NY

At the heart of Old Brookville, NY, a town known for its expansive estates and refined tastes, another masterpiece of outdoor living has taken shape with a gunite pool construction.  A recently completed gunite pool project is a testament to custom pool design and precision construction possibilities. Measuring an impressive 20 by 70 feet, this pool combines luxury, functionality, and a carefully considered layout tailored to the homeowner’s lifestyle and the property’s unique aesthetic.

This blog will explain the design, construction process, and features that make this gunite pool in Old Brookville a standout example of thoughtful craftsmanship and creative planning.

The Vision: A Grand Yet Functional Layout

The homeowner’s vision was clear: create a space that balances grandeur with usability. The large 20 x 70 ft pool is the backyard’s focal point, offering ample room for swimming laps, entertaining guests, or simply relaxing in a tranquil environment.

The depth transitions gracefully from 48 inches at the shallow end to 66 inches at the deepest point. This range allows for comfortable wading, safe play for children under supervision, and a generous area for deeper water activities. The pool caters to multiple uses by strategically varying the depth while maintaining a cohesive and inviting feel.

Structural Strength: Gunite Pool Construction

A significant milestone in this project was the completion of the gunite shell. Gunite, a mixture of cement, sand, and water sprayed over a reinforced steel framework, is known for its superior strength and flexibility in custom designs. Unlike prefabricated fiberglass or vinyl-liner pools, a gunite pool construction can be formed into virtually any shape or configuration, making it ideal for luxury residential settings like Old Brookville.

outdoor-luxury-gunite-pool-construction-in-old-brookville-nyThis pool shell was meticulously formed to include various integrated features, including a hidden overcover box, spa area, built-in benches, steps, and a sundeck, all seamlessly built into the concrete shell.

Innovative Feature: Autocover Integration

One of the standout features of this project is the integration of an autocover. Tucked seamlessly into the front edge of the pool with a 4-inch drop-down, this is designed to house an automatic pool cover. When not used, the cover will disappear neatly beneath the coping, preserving the pool deck’s clean lines and minimalist elegance.

This concealed cover system enhances the aesthetics and serves an important practical function—keeping the pool clean and safe when not used. Integrating the cover mechanism directly into the gunite shell during construction ensures optimal performance and durability while maintaining the homeowner’s desired streamlined look.

Luxury Meets Relaxation: Spa and Custom Benches

We included a luxurious spa area at the pool’s deep end to elevate the backyard retreat to authentic resort-style living. The spa features a corner step for easy access. It is designed to comfortably accommodate several people, making it the perfect spot to unwind or entertain guests in style after a swim.

Adjacent to the spa, we installed a long bench running along the side of the pool. This bench enhances seating options and adds an architectural element that visually anchors the deep end. Additional benches include a full-length seating area next to the house and a sun shelf. The sun shelf, also known as a sundeck, has steps that face the residence. These areas serve both functional and aesthetic purposes, providing places for soaking up the sun, relaxing in shallow water, and enjoying the view of the surrounding landscape.

Seamless Transitions: Steps, Benches, and Flow

Creating a fluid transition from one area of the pool to another is essential in a design of this scale. The entry steps, benches, and sundeck were carefully planned to ensure ease of movement and a cohesive look.

The corner steps into the spa are positioned for convenience and privacy. In contrast, the steps into the deep end are strategically placed to provide access without interrupting the visual harmony of the pool’s layout. The sundeck and house-adjacent bench also feature subtle elevation changes that encourage relaxation while maintaining a clean and open feel.

These thoughtful transitions create an experience that is as much about flow and movement as it is about beauty and utility.

Old Brookville Setting: Enhancing an Estate

Located in Old Brookville, this pool isn’t just an addition to the property; it’s a transformative element that elevates the entire estate. Properties in this area are often known for their grandeur, and a custom-built gunite pool aligns perfectly with the neighborhood’s high standards and architectural elegance.

outdoor-luxury-gunite-pool-construction-in-old-brookville-ny1Whether you’re spending a quiet afternoon lounging by the pool or having a weekend gathering with friends and family, this pool was designed to accommodate every occasion easily. Its size and design allow it to function as a tranquil escape and a lively entertainment hub.

Why Gunite Pools Are Ideal for Luxury Homes

Gunite pools are popular for homeowners seeking customization, durability, and timeless beauty. Here are a few reasons why this method was chosen for the Old Brookville project:

  • Custom Design: Gunite pool construction allows any shape or size ideal for unique landscape requirements or bold, creative visions.
  • Durability: With a steel-reinforced concrete shell, gunite pools are built to last decades with proper maintenance.
  • Flexibility: Features like spas, benches, tanning ledges, and hidden covers can be integrated into the design.
  • Aesthetic Value: The smooth, plastered finish and sleek design options elevate the visual appeal of any property.

A Masterclass in Pool Construction

From the solid gunite shell to the cleverly integrated features and luxury spa, this 20 x 70 ft pool in Old Brookville is more than just a place to swim—it’s a carefully crafted outdoor living environment. Every element was designed with beauty and function, creating a seamless connection between form and utility.

As outdoor living continues to grow in importance for today’s homeowners, especially in affluent areas like Old Brookville, investing in a pool of this caliber is not just a lifestyle choice—it’s a value-add that enhances both the property and the day-to-day experience of its residents.

Whether you dream of your luxury pool project or appreciate high-end design, this gunite pool offers inspiration at every turn. From spa to sundeck, every detail serves a purpose and together, they create a backyard oasis that’s second to none.

Elevating Outdoor Living: Marble Patio and Outdoor Kitchen Installation in Peconic, NY

View Gappsi’s YouTube Channel for Videos of Elevating Outdoor Living: Marble Patio and Outdoor Kitchen Installation in Peconic, NY

Gappsi recently installed a marble patio and outdoor kitchen installation in Peconic, NY, elevating the client’s outdoor living experience.  In the charming town of Peconic, NY, nestled within the scenic beauty of Long Island’s North Fork, Gappsi recently completed a stunning outdoor transformation.  It perfectly combines elegance, functionality, and natural aesthetics. This project showcases the best in modern landscape design and outdoor construction.  From the premium marble pool coping and a luxurious patio, to custom-built planter boxes and a fully-equipped gourmet outdoor kitchen. It reflects our commitment to using top-tier materials and craftsmanship.  It enhances how our clients live and relax in their outdoor spaces.

A Harmonious Blend of Form and Function

This property already featured a pool, but the surrounding area needed a refresh to bring out its full potential. The client envisioned an outdoor environment that was both beautiful and purposeful.  It is ideal for entertaining, relaxing, and even growing fresh produce. With that vision in mind, the Gappsi team developed a comprehensive design that met and exceeded those expectations.

elevating-outdoor-living-marble-patio-and-outdoor-kitchen-installation-in-peconic-nyMarble Patio and Pool Coping: Sophistication in Every Detail

The first primary focus of the renovation was upgrading the poolside experience. We installed G043 marble pavers from the Gappsi Natural Stone Collection around the pool.  They provide a cool, elegant surface ideal for bare feet on warm summer days. These premium pavers were finished with a sandblasted gray marble texture.  This offers the perfect combination of slip resistance, durability, and timeless style.

For the pool coping, the edge finish surrounding the pool’s perimeter, we used matching marble to ensure a seamless, cohesive aesthetic. The marble’s refined texture and subtle color variations create a clean, modern look while harmonizing with the natural landscape of the surrounding yard.

Nicolock Firma Wall Planter Boxes: A Garden with Purpose

While aesthetics are important, we also believe that every element of an outdoor space should serve a purpose. In this case, the client requested planter boxes designed explicitly for a vegetable garden, a practical and rewarding addition to any backyard.

elevating-outdoor-living-marble-patio-and-outdoor-kitchen-installation-in-peconic-ny2We constructed these raised garden beds using Nicolock Firma wall blocks, known for their strength, contemporary look, and versatile design options. The neutral tones and smooth texture of the Firma wall blocks complement the gray marble patio beautifully while providing an optimal environment for cultivating vegetables and herbs. It’s a perfect blend of rustic charm and modern design that supports sustainable living and farm-to-table eating.

A Culinary Paradise: The Outdoor Kitchen

Arguably, the crown jewel of this project is the massive custom outdoor kitchen, a fully functional culinary space that rivals any indoor setup. Designed for cooking enthusiasts and entertainers alike, the kitchen was constructed with practicality and luxury in mind.

The structure itself was veneered with quartz stone, chosen for its durability and upscale appearance. Quartz’s natural veining and consistent color patterns provide a polished finish that contrasts beautifully against the soft tones of the marble patio and garden walls.

elevating-outdoor-living-marble-patio-and-outdoor-kitchen-installation-in-peconic-ny1Inside, the kitchen is a chef’s dream. The appliances are all Fire Magic, a top-tier brand synonymous with premium outdoor grilling and kitchen equipment. The kitchen includes:

  • A large Fire Magic grill, ideal for high-capacity grilling and searing
  • A Fire Magic sink for convenient prep and cleanup
  • A trash drawer integrated into the cabinetry for easy waste disposal
  • A Primo smoker for low-and-slow barbecue perfection
  • A spacious refrigerator to keep beverages and ingredients cold
  • A bar sink for washing up or cocktail prep
  • Ample storage cabinets to house cooking tools, utensils, and outdoor essentials
  • A gas oven for baking and roasting outdoors, year-round

Together, these components create a versatile and luxurious kitchen space that enables the homeowner to host everything from casual cookouts to gourmet outdoor dinners without ever needing to go inside.

Bringing It All Together: A Seamless Experience

The final result of this project is more than just a collection of features.  It is a unified outdoor living space that enhances the homeowner’s lifestyle. Whether harvesting fresh vegetables from their garden, lounging by the pool, or preparing a feast in their new kitchen, every part of the environment is designed to flow effortlessly into the next.

Consistent use of premium materials such as marble, quartz, and Nicolock Firma wall blocks ensures that each element works aesthetically and functionally harmoniously. The thoughtful layout maximizes space without feeling crowded, and the blend of natural and modern materials reflects Peconic’s tranquil yet refined character.
