But you, the host, are constantly running back into the house for plates, drinks, or utensils, missing out on the conversation. An outdoor kitchen solves this problem by creating a single, cohesive space for cooking and entertaining. It brings the full functionality of your indoor kitchen to the center of the party. This common frustration is why so many homeowners are opting for a complete outdoor kitchen installation; our recent project in East Setauket shows how it creates a true hub for backyard life.

Transforming a backyard into a luxury retreat takes vision, creativity, and expert craftsmanship.  This latest Gappsi project in East Setauket, NY, is a perfect example. The homeowners wanted a space that was beautiful, functional, and comfortable year-round. Gappsi designed and installed an entire backyard environment that blends modern features, elegant materials, and thoughtful outdoor living spaces. The result is a seamless combination of leisure, entertainment, and architectural sophistication.

A Custom Vinyl Pool as the Centerpiece

The project began with the installation of a custom vinyl pool featuring concrete walls for exceptional durability and longevity. Measuring 16 feet by 36 feet, the pool offers ample space for swimming, relaxing, and entertaining. Its shape complements the backyard layout, providing space for the surrounding patio, sundeck, and additional landscape features.

A full-width sundeck at the shallow end provides a resort-style element. Gappsi installed two bubblers on the sundeck, creating a soothing, spa-like water feature that enhances the pool’s visual appeal and comfort.

Custom Vinyl Pool as the CenterpieceTo create a clean, elevated look around the perimeter, Gappsi used sandstone coping with rounded edges on the top and bottom. The coping was then sealed to match the porcelain patio, ensuring a cohesive, elegant finish throughout the space. This color-matching technique allowed the natural stone to blend beautifully with the rest of the design.

Porcelain Patio Pavers Throughout the Yard

The entire patio surrounding the pool was installed using high-quality porcelain pavers selected from the Gappsi showroom. The homeowners chose a beige porcelain with white veins, adding a modern yet timeless aesthetic to the outdoor environment. Porcelain is one of the most durable and low-maintenance materials available for outdoor patios.  The porcelain paver is resistant to fading, staining, weathering, and heat.

Porcelain Patio Pavers Throughout the YardThe pavers were installed with precision to create a smooth, flawless surface ideal for lounging, walkways, and outdoor entertaining. Their neutral tones allow all surrounding structures and landscaping features to blend harmoniously.

Synthetic Turf Accents for Clean, Modern Lines

To further elevate the visual design, Gappsi installed a 12- to 14-inch synthetic turf border around the patio. This strip of turf creates a clean line in front of the retaining walls and alongside the home, enhancing contrast while keeping the overall layout neat and contemporary. Synthetic turf is not only visually appealing but also eliminates the need for trimming, watering, or maintenance along those tight boundary lines.

Retaining Wall and Pool Auto Cover Housing

Synthetic Turf Accents for Clean, Modern LinesA custom-designed retaining wall was built behind the pool’s deep end. This wall also serves as the housing area for the pool’s automatic cover system, keeping it concealed and protected. The retaining wall blends seamlessly with the overall design, offering both structural support and visual appeal.

A Custom Pavilion Designed to Match the Home

One of the standout features of this backyard is the custom-built pavilion, thoughtfully designed to mirror the home’s architectural style. Trimmed entirely in Azek moldings, the pavilion features a detailed front peak that ties into the residence’s aesthetic.

The pavilion floor is uniquely delineated with synthetic turf, creating a soft, visually distinct boundary between the shaded structure and the porcelain patio. Under the pavilion, Gappsi created a cozy outdoor living room complete with a gas fireplace, a mounted TV, and comfortable lounge space. The cathedral ceiling enhances openness while providing excellent airflow, and a built-in heater allows the homeowners to enjoy the area even during cooler seasons.

This backyard transformation stands as one of Gappsi’s latest and most impressive designs, showcasing their craftsmanship and dedication to delivering beautiful outdoor spaces across Long Island.

Planning Your Dream Outdoor Kitchen

An outdoor kitchen is more than just a place to grill; it’s the heart of your backyard, a space where you can cook, dine, and entertain without missing a moment of the fun. It keeps everything you need for preparing and serving meals right where you are, so you no longer have to run back and forth to your indoor kitchen. This means more time spent with family and friends, enjoying the beautiful Long Island weather. Planning is the first step to creating a space that is both beautiful and perfectly suited to your needs. From the layout and appliances to the materials and finishes, every detail contributes to a kitchen that you will love for years to come.

Defining Your Entertainment Style

Before you start picking out grills, think about how you plan to use your outdoor kitchen. Are you picturing large, lively parties with friends, or quiet, intimate dinners with your family? Your personal entertainment style will guide the entire design. For big gatherings, you might want a long countertop with bar seating, a large grill, and maybe even a pizza oven. If you prefer smaller get-togethers, a more compact, efficient layout with essential appliances might be all you need. Thinking about your lifestyle first ensures your new outdoor kitchen will be a functional and natural extension of how you already love to live and entertain.

The Gappsi Design and Build Process

Creating a fully functional outdoor kitchen involves more than just placing a grill on a patio. It requires careful planning, design expertise, and skilled construction. A comprehensive design and build process ensures that every element works together harmoniously. The Gappsi team handles everything from the initial design concepts to installing appliances and connecting all the necessary utilities like gas, water, and electricity. Working with a single, experienced team simplifies the entire project, eliminating the stress of coordinating multiple contractors and ensuring a seamless, high-quality result that perfectly matches your vision for the perfect outdoor living space.

Initial Consultation and Site Assessment

The journey to your dream outdoor kitchen begins with an initial consultation. This is where we get to know you and your vision. During this first meeting, our design team will walk through your property to assess the available space and discuss your specific needs, wants, and budget. We’ll talk about how you envision using the kitchen, what features are most important to you, and the overall aesthetic you want to achieve. This collaborative conversation is essential for gathering the information needed to create a design that is tailored specifically to your home and lifestyle, laying a strong foundation for the entire project.

Custom Design Phase

After the initial consultation, the creative work begins. Our team takes all the ideas and information gathered and translates them into a custom design plan. This phase is all about ensuring your new outdoor kitchen fits perfectly into your existing landscape and meets all your functional requirements. We create detailed layouts that optimize workflow and space, help you select materials that match your home’s style, and present you with a visual representation of the final project. This custom design ensures your outdoor kitchen is not just an addition, but an integrated part of your home’s overall character.

Construction and Installation

Once the design is finalized, our skilled construction team takes over to bring it to life. This phase is where your vision becomes a physical reality. We use durable, high-quality materials that are specifically chosen to withstand the elements, ensuring your outdoor kitchen will have longevity with minimal maintenance. Our expert masons and builders handle every aspect of the installation with precision, from building the foundation and structure to installing countertops, cabinets, and appliances. We manage the entire construction process to ensure it runs smoothly and efficiently.

Final Walkthrough

The project isn’t finished until you are completely satisfied. After the construction and installation are complete, we conduct a final walkthrough with you. This is our opportunity to ensure that every detail meets your expectations and that every component functions exactly as intended. We’ll inspect the quality of the workmanship, test all the appliances, and answer any questions you may have about using and caring for your new outdoor kitchen. This final step guarantees that the finished space is everything you dreamed it would be, ready for you to start making memories.

Choosing Materials Built for Long Island Weather

Building an outdoor kitchen on Long Island means selecting materials that can handle everything our coastal climate throws at them, from humid summer air and salty breezes to freezing winter temperatures. The right materials will not only look great but also stand the test of time, resisting wear and requiring less maintenance. Durability is key to protecting your investment and ensuring your outdoor kitchen remains a beautiful and functional space for entertaining season after season. From countertops to cabinetry, every choice should be made with weather resistance and longevity in mind, creating a structure that is as tough as it is beautiful.

Durable Countertop Options

Your countertops are one of the most used surfaces in your outdoor kitchen, so they need to be incredibly durable. Unlike indoor kitchens, outdoor countertops are exposed to sun, rain, and temperature fluctuations. For this reason, materials like natural stone or engineered surfaces are excellent choices because they are strong and can resist stains and weather damage. These materials provide a sturdy and reliable surface for food prep, serving, and dining, all while maintaining their beauty despite the demanding outdoor conditions. Choosing the right countertop is a critical decision for both the functionality and the long-term appearance of your kitchen.

Natural Stone and Quartz

When it comes to combining beauty and strength, natural stone and quartz are top contenders for outdoor countertops. Materials like granite and bluestone offer a timeless, organic look that blends seamlessly with outdoor surroundings. They are incredibly durable and can handle the rigors of an outdoor environment. Similarly, engineered quartz provides a non-porous, highly resilient surface that is resistant to stains and easy to clean. As seen in our East Setauket project, a leather-finished granite countertop can perfectly complement the surrounding stone and porcelain, creating a cohesive and elegant look that is built to last.

Weather-Resistant Cabinetry and Structure

The foundation and cabinetry of your outdoor kitchen form its structural core, and they must be built to endure Long Island’s challenging coastal conditions. Salt air, high humidity, and the annual freeze-thaw cycle can quickly degrade inferior materials. That’s why it’s essential to use strong, weather-resistant products for the kitchen’s structure. At Gappsi, we often use high-quality masonry products from trusted brands like Cambridge, Techo-Bloc, and Unilock. These materials are specifically engineered to withstand the elements, providing a solid and durable base that ensures your outdoor kitchen remains stable and beautiful for decades.

Cambridge, Techo-Bloc, and Unilock Pavers

Building a resilient outdoor kitchen starts from the ground up. We rely on pavers and wall systems from industry leaders like Cambridge, Techo-Bloc, and Unilock because they are designed to handle the specific weather challenges of Long Island. These products are manufactured to resist fading from UV rays, damage from salt, and cracking from freeze-thaw cycles. Using these high-performance materials for the base and veneer of your outdoor kitchen ensures it will not only look stunning upon completion but will also maintain its structural integrity and appearance for many years, making them a wise investment for any outdoor project.

High-Performance Stainless Steel Appliances

The appliances are what turn your outdoor kitchen from a simple prep area into a fully functional cooking space. To withstand the outdoors, it’s crucial to select appliances made from high-performance, corrosion-resistant stainless steel. As showcased in our East Setauket project, we installed an L-shaped outdoor kitchen with top-tier Twin Eagle appliances, including a 36-inch grill, a 30-inch griddle, and stainless steel cabinetry. These premium appliances are designed for outdoor use, ensuring they can handle moisture and temperature changes without rusting or failing, allowing you to cook with confidence and precision in your backyard oasis.

Understanding the Cost and Return on Investment

Thinking about a new outdoor kitchen is exciting, but it’s natural to wonder about the budget. It’s helpful to view this project not just as a cost, but as a true investment in your home’s value and your family’s lifestyle. An outdoor kitchen extends your living area, creating a central hub for making memories, entertaining friends, and enjoying beautiful Long Island days. The final cost will depend on your vision, but the return comes in both financial value and priceless moments spent enjoying your new space. With a clear plan, you can create a stunning kitchen that aligns with your budget and enhances your home for years to come.

What to Expect for an Outdoor Kitchen Installation

The cost of an outdoor kitchen in the East Setauket area can range from around $15,000 for a more basic setup to $50,000 or more for a luxurious design with high-end appliances. The primary factors influencing the price are the size of the kitchen, the complexity of the design, and the materials you choose. Appliances are a significant part of the budget; a quality grill might cost between $2,000 and $4,000, while a premium model could be over $8,000. At Gappsi, our design process focuses on helping you select the right combination of features, from durable masonry to premium appliances, to bring your vision to life within your desired budget.

How an Outdoor Kitchen Increases Property Value

Adding an outdoor kitchen is widely considered one of the best home improvements for a strong return on investment. For potential buyers, especially on Long Island, a functional and beautiful outdoor entertaining space is a major draw. It effectively increases the usable square footage of your home and signals a property that is well-cared-for and designed for enjoyment. Beyond the financial upside, think of the return on lifestyle. It creates a perfect setting for everything from casual weeknight dinners to large family celebrations, making your backyard the go-to destination for fun and relaxation.

The Installation Process: What to Expect

The idea of a construction project can feel a bit daunting, but understanding the process can make it feel much more manageable. A professional installation is a well-orchestrated series of steps, from initial design to the final finishing touches. When you work with an experienced team, you can expect clear communication, a respect for your property, and a streamlined workflow. The goal is to handle all the complexities behind the scenes, including permits and coordinating different trades, so you can simply look forward to the exciting final reveal of your brand new outdoor kitchen.

Permits and Local Regulations in East Setauket

If your outdoor kitchen design includes features like gas lines for a grill, plumbing for a sink, or new electrical wiring for lighting and refrigerators, you will almost certainly need permits. Navigating local building codes and the permitting process can be complicated, but it’s a critical step to ensure your project is safe, compliant, and built to last. A full-service contractor like Gappsi takes care of this for you. We manage all the necessary paperwork and inspections, ensuring every part of your installation meets East Setauket’s local regulations, giving you complete peace of mind.

A Typical Project Timeline

A well-planned outdoor kitchen installation is surprisingly efficient. Most projects take between one to three weeks from start to finish. A simpler, more straightforward build might be completed in just five to seven days, while a more complex design with extensive masonry and utility hookups could take two to three weeks. It’s also important to remember that outdoor work is subject to weather, which can sometimes cause minor delays. During our planning phase, we provide a clear and realistic project timeline so you know exactly what to expect and when you can start firing up the grill.

Why a Licensed Local Contractor Matters

Hiring a licensed and local contractor is the single most important decision you’ll make for your project. A licensed professional is essential for coordinating the specialized work required for gas, water, and electrical connections, ensuring everything is done safely and to code. Furthermore, a local contractor possesses invaluable knowledge of Long Island’s specific building requirements and environmental conditions. This expertise is what allows Gappsi to manage projects seamlessly, avoiding common pitfalls and ensuring the finished kitchen is not only beautiful but also durable and structurally sound.

Maintaining Your Outdoor Kitchen Year-Round

Your new outdoor kitchen is built with durable materials designed to withstand the elements, but a little routine care will keep it looking and functioning its best for decades. Proper maintenance ensures your investment remains a beautiful and reliable centerpiece of your backyard. From preparing it for the winter to simple cleaning tasks throughout the year, these small efforts protect your appliances, countertops, and cabinetry. This allows you to spend less time on upkeep and more time enjoying your outdoor living space with family and friends, season after season.

Seasonal Use on Long Island

Don’t limit your outdoor kitchen to just the summer months. With thoughtful design, you can enjoy the space for much of the year. Integrating features like LED lighting creates a warm ambiance for evening dinners, while a nearby fire pit or a pavilion with built-in heaters can make cool spring and autumn nights comfortable. When planning your kitchen, consider how it connects with other outdoor elements like seating walls and patios. Creating a cohesive outdoor living area makes the kitchen more functional and invites you to use it more often, extending your enjoyment well beyond the peak of summer.

Winterization and Long-Term Care Tips

Preparing your outdoor kitchen for a Long Island winter is key to its longevity. Before the first freeze, it’s important to winterize any water lines and appliances according to the manufacturer’s instructions to prevent damage. Throughout the year, regularly clean stainless steel surfaces to maintain their shine and prevent corrosion. For countertops, it’s a good idea to seal natural stone surfaces periodically to protect them from stains and weathering. These simple maintenance steps will ensure your outdoor kitchen remains in pristine condition and is always ready for your next cookout.

Frequently Asked Questions

Why are porcelain pavers so popular for patios? Porcelain pavers are a fantastic choice because they combine good looks with incredible toughness. Unlike some other materials, they are highly resistant to stains from things like spilled wine or food, and they won’t fade from sun exposure. They are also very dense, which means they don’t absorb much heat, making them more comfortable for bare feet on a hot summer day. It’s a low-maintenance option that keeps your backyard looking polished for years.

How long does a complete backyard renovation like the one featured take? A multi-part project that includes a pool, a large patio, and custom structures is a significant undertaking, so the timeline can range from several weeks to a few months. The exact duration depends on the complexity of the design, permitting, and weather. A professional design and build team manages the entire schedule, coordinating all the moving parts so the process feels streamlined and efficient for you as the homeowner.

Can I really use an outdoor kitchen all year on Long Island? You absolutely can, especially with a thoughtful design. While summer is peak season, adding a pavilion or covered structure provides protection from the elements. Integrating features like built-in heaters or a nearby fireplace, as seen in the East Setauket project, creates a warm and inviting space that you can comfortably enjoy on cool spring evenings and crisp autumn afternoons, extending your outdoor living well beyond just a few months.

Do I need a huge backyard to have a functional outdoor kitchen? Not at all. While large backyards offer more layout possibilities, a beautiful and highly functional outdoor kitchen can be designed for almost any size space. The key is a smart, custom design that makes the most of your available area. A compact L-shaped kitchen or a simple linear island can provide all the essentials, like a grill, prep space, and storage, without overwhelming a smaller patio.

I love these ideas, but I’m not sure where to begin. What’s the first step? The first step is simply starting a conversation. It begins with an initial consultation where you can share your ideas, talk about how you want to use the space, and discuss your budget. This meeting is all about exploring the possibilities for your home and getting a clear understanding of the design and build process. It’s the best way to turn your inspiration into a workable plan.

Key Takeaways

  • Design Beyond the Grill: Think of your outdoor kitchen as the central hub of your entire backyard. Plan its layout to connect seamlessly with your patio, pool, and lounge areas, creating one cohesive space for cooking, dining, and relaxing.
  • Build for Long Island Weather: Your material choices are key to a long-lasting outdoor kitchen. Select durable options like natural stone, porcelain, and premium stainless steel to resist local climate challenges, ensuring your space stays beautiful with less maintenance.
  • Rely on a Single, Expert Team: An outdoor kitchen involves permits, plumbing, and electrical work. Working with a professional design-build contractor simplifies the entire process, as they handle all coordination to ensure your project is completed safely, correctly, and without the stress of managing multiple vendors.

Cambridge Paver Color Transformation & Urethane Sealing | Gappsi Brightwaters NY

View Gappsi’s YouTube Channel to view Cambridge Paver Color Transformation & Urethane Sealing | Gappsi Brightwaters, NY

Paver Color Transformation for outdoor living spaces can be central to how homeowners enjoy their properties today.  This is especially true in places like Long Island, where patios and backyard areas are used for entertainment, relaxation, cooking, and gathering with family and friends. Over time, however, even the best hardscape materials begin to show signs of wear or no longer fit a homeowner’s preferred aesthetic. That’s where professional restoration, staining, and sealing services come in.

In this project, Gappsi completed a dramatic transformation of a Cambridge paving stone patio in Brightwaters, NY.  They turned an outdated color palette into a sleek, modern gray finish. What began as a typical Toffee Onyx surface featuring salmon-brown undertones blended with gray became a contemporary monochromatic look that completely refreshed the backyard.

This process not only updated the color but also protected the stones.  It added depth, enhanced durability, and unified the entire hardscape design. Here’s a detailed look at how the transformation was achieved.

cambridge-pavers-color-transformation--urethane-sealing-brightwaters-nyUnderstanding the Original Surface: Cambridge Toffee Onyx Pavers

Cambridge Pavers in the Toffee Onyx color blend are known for their multi-toned appearance, combining shades of salmon, brown, and gray. While attractive to many homeowners, some eventually prefer a more modern or neutral appearance, especially as outdoor trends shift toward cooler, more uniform tones.

Over time, UV exposure, weather, and foot traffic can also dull the surface, making color restoration or enhancement necessary. In this case, the clients wanted to eliminate the warm salmon hues and transition to a solid gray finish.

Step 1: Professional Cleaning to Prepare the Surface

The first step was a thorough cleaning of the entire patio and surrounding hardscape. Proper cleaning is crucial because:

  • It removes dirt, algae, mold, and surface contaminants.
  • It lifts old residues, enabling fresh stain to penetrate properly.
  • It prepares the surface for even sealer absorption.

Gappsi uses commercial-grade equipment and environmentally safe cleaning solutions to ensure pavers are fully prepared without damaging the material before any paver color transformation.

Once the patio was thoroughly cleaned and dried, it became ready for the next phase: custom color transformation.

Cambridge Pavers in the Toffee Onyx color blend are known for their multi-tonedStep 2: Creating Color Samples for Client Approval

Because color staining is a permanent and noticeable change, Gappsi prepared several gray sample options to show the homeowner exactly how the finished product would look. This is a critical step in the process; it ensures:

  • The new color aligns with the homeowner’s vision
  • The client understands the depth, tone, and finish of the stain
  • The selection blends well with existing structures like the firepit, stoop, and retaining walls

After reviewing samples, the client selected a custom combination of two gray tones: Slate Gray and Gray Washed.

Step 3: Custom Staining to Eliminate Salmon Tones

The transformation required full-surface staining to remove the warm undertones of the Toffee Onyx pavers completely. This technique allows homeowners to dramatically change the color of their pavers without removing or replacing them, a complete paver color transformation.

Using a specialized urethane-compatible stain, Gappsi evenly coated the patio, transitioning the stones from their original brown-salmon hues to the chosen shades of gray. This process effectively “reset” the color palette and created a cleaner, more contemporary appearance.

The staining work extended beyond the patio to ensure a cohesive look across the entire outdoor living area. This included:

  • The retaining wall of the island
  • The firepit area
  • The stoop and bullnose
  • The island walls and surrounding structures

Every surface was blended to match the new gray color scheme, creating a complete backyard makeover.

Custom Staining to Eliminate Salmon TonesStep 4: Sealing with Premium Urethane Sealer

After staining was complete, the next step was to seal the entire hardscape with a high-quality urethane sealer. Unlike basic acrylic sealers, urethane provides:

  • Superior durability
  • A long-lasting protective barrier
  • Enhanced color richness
  • Excellent resistance to UV, stains, and weathering
  • A more premium finish and depth

For this project, Gappsi applied three coats of urethane sealer to achieve maximum protection and the richest color results.

The sealer helps lock in the stain while providing enhanced protection from:

  • Oil and food spills
  • Sun fading
  • Water penetration
  • Wear from foot traffic
  • Seasonal freeze-thaw cycles

The final finish delivered both beauty and long-term durability.

The Final Result: A Complete Modern Look for Paver Color Transformation

The completed project resulted in a striking transformation. What was once a warm-toned Cambridge Toffee Onyx patio now presents as a contemporary gray outdoor environment, clean, cohesive, and visually refreshed.

The uniform gray palette pairs perfectly with modern outdoor furniture, stainless-steel appliances, and today’s trending backyard design styles. The urethane sealer adds a subtle sheen that enhances the pavers’ texture and elevates the space’s overall aesthetic.

cambridge-pavers-color-transformation--urethane-sealing-brightwaters-ny-3This project showcases what’s possible when homeowners want to update their outdoor living area without tearing out and replacing existing pavers. Through expert staining and sealing, Gappsi delivered a like-new surface at a fraction of the cost of rebuilding.

Look at our recent project, Natural Stone Pebbles with Urethane Resin.  At Gappsi, we’re always looking for innovative and durable ways to enhance outdoor surfaces. Recently, our team completed a unique and visually stunning project at the Tara Condominium in Commack, NY. What started as a simple joint restoration turned into a beautiful and long-lasting upgrade.  We replaced traditional fillers with natural stone pebbles bonded with urethane resin.

This project not only solved an ongoing maintenance issue but also transformed the overall look of the concrete areas, creating a high-end finish that will last for years to come.

The Problem: Rotted Wood and Failing Polymeric Sand

Like many properties built years ago, the concrete slabs at the Tara Condominium were initially separated by wooden expansion joints. These joints, while functional, tend to absorb moisture and rot over time. The deterioration of wood in outdoor concrete joints is a common problem.  This is especially true in climates like Long Island, where we experience freezing winters and hot summers.

A few years back, we replaced those wooden joints with polymeric sand, a material often used for paver joints. Polymeric sand is a mixture of fine sand and polymer binders designed to harden once activated with water. The idea was that it would provide flexibility, stability, and a clean finish between the concrete slabs.

natural-stone-pebbles-with-urethane-resin3Unfortunately, over time, the polymeric sand did not hold up as expected. Despite claims from the manufacturer that it would withstand weathering and movement, the sand began to crack, wash out, and deteriorate.

At Gappsi, we stand behind our work and our customers. As a courtesy to the client, we decided to remove the failing polymeric sand and replace it with a more durable, permanent, and aesthetically superior solution: natural stone pebbles bonded with urethane resin.

The Solution: Urethane Resin and Natural Stone Pebbles

Our team carefully removed all the polymeric sand from the concrete slab joints, preparing a clean and stable base. We then introduced a urethane one-component resin system, which we mixed with Italian natural stone pebbles.

This resin-stone combination is a specialized product.  Both the stones and the urethane resin are manufactured in Italy, and Gappsi is proud to be a direct importer of this high-quality material. The combination of European craftsmanship and Gappsi’s expert installation techniques resulted in an exceptional finish that offers both beauty and performance.

The urethane resin acts as a strong yet flexible binder, allowing the stones to stay firmly in place while still accommodating minor ground movement. This flexibility prevents the cracking and separation that often occur with rigid fillers or polymer-based sands.

Installation Process at Tara Condominium

The installation process required precision, expertise, and attention to detail.  Hallmarks of every Gappsi project.

  1. Joint Preparation:
We began by carefully removing all the old polymeric sand, ensuring the joints were clean and free of debris. Proper preparation is crucial to ensure strong adhesion between the stones and the resin.
  2. Mixing the Materials:
The natural stone pebbles were mixed with the urethane resin in precise proportions. The resin fully coats each pebble, creating a uniform, glossy finish and ensuring a consistent bond.
  3. Application:
The resin-stone mixture was poured and spread evenly into each concrete joint. We worked carefully to achieve a smooth and flush surface, complementing the existing concrete slabs while providing a striking visual contrast.
  4. Curing and Finishing:
Once in place, the resin mixture cures to form a solid yet flexible joint, resistant to cracking, UV damage, and water penetration. The finished product not only looks natural and elegant but also feels smooth underfoot and requires little to no maintenance.

concrete slab jointsWhy Urethane Resin is Superior to Polymeric Sand

When it comes to filling concrete or paver joints, not all materials are created equal. Polymeric sand has its place, but for high-traffic areas, patios, or commercial properties, urethane resin with natural stone offers several advantages:

  • Durability: Urethane resin is highly resistant to weathering, UV rays, and freeze-thaw cycles. It won’t crumble, wash away, or discolor over time.
  • Flexibility: Unlike rigid fillers, urethane resin expands and contracts slightly with temperature changes, preventing cracking.
  • Aesthetic Appeal: The natural stone pebbles come in a range of colors and textures, adding a decorative and upscale look to any surface.
  • Low Maintenance: Once installed, the surface requires minimal upkeep — no re-sanding or sealing needed.
  • Water Permeability: The system allows for drainage, reducing water pooling and potential damage to the concrete.

At the Tara Condominium, the results were immediately noticeable. The joints that once looked weathered and uneven were now smooth, glossy, and beautifully finished. The subtle contrast of the natural stones against the gray concrete added depth and dimension, enhancing the property’s curb appeal.

Beyond Joints: Expanding the Application

While we used this product specifically for concrete slab joints at the condominium, the versatility of the urethane-stone system makes it suitable for many other applications. It can be used to create:

  • Entire patios and walkways with a seamless, decorative finish
  • Driveways that combine strength with aesthetic value
  • Pool decks that are slip-resistant and visually appealing
  • Garden paths or courtyard surfaces that resist weeds and erosion

This system combines the natural beauty of stone with the latest in resin bonding technology, offering a solution that is both functional and elegant.

Urethane Resin is Superior to Polymeric SandImported Italian Quality, Installed by Gappsi

Gappsi takes pride in sourcing and importing the highest-quality materials from Italy.  A country renowned for its craftsmanship in stone and architectural finishes. The stones and urethane resin used in this project are designed specifically for outdoor applications, ensuring exceptional performance and longevity.

By combining premium materials with Gappsi’s meticulous installation process, our clients enjoy results that look beautiful and last for years. Whether it’s a minor repair or a large-scale outdoor renovation, our commitment to quality never changes.

The Final Result: Beauty That Lasts

The finished project at Tara Condominium speaks for itself. The natural stone pebbles bonded with urethane resin created a clean, polished, and durable joint system that enhances the look of the entire concrete area. The contrast between the soft, rounded stones and the structured concrete provides a modern, elegant, and low-maintenance finish.

Most importantly, this solution will not deteriorate like polymeric sand or wood fillers. The residents of Tara Condominium can now enjoy a long-lasting, attractive surface that resists cracking, fading, and erosion, even under Long Island’s harsh seasonal conditions.

How to Hire a Home Renovation Company in Lindenhurst

That spark of an idea for your home—a more open living area, a modern bathroom, or a backyard built for entertaining—is a powerful thing. But the path from that initial concept to a finished project is filled with practical questions. How much will it really cost? What’s the difference between a simple update and a full remodel? And most importantly, who can you trust to bring your vision to life? This article breaks down the entire process. We’ll cover everything from creating a realistic budget and securing financing to what you should expect when you partner with a top-tier home renovation company lindenhurst homeowners rely on for quality craftsmanship and a seamless experience.

https://youtu.be/jXJITD81GfI## Understanding Home Renovations in Lindenhurst Thinking about making a change to your Lindenhurst home is exciting, but it’s easy to get tangled up in the terminology and options. Before you start picking out paint colors or new appliances, it helps to have a clear picture of what your project entails. Understanding the basics, from the difference between a simple update and a full-scale remodel to the most common types of projects, sets you up for a smoother process. This foundation helps you communicate your vision clearly to contractors, create a realistic budget, and ultimately, achieve the results you’re dreaming of for your Long Island home. ### Remodeling vs. Renovation: What’s the Difference? You’ve probably heard the terms “renovation” and “remodeling” used interchangeably, but they actually mean different things. A renovation is about restoring or improving something that’s already there. Think of it as a refresh: repainting walls, refinishing floors, or replacing old fixtures. You’re improving a structure that’s broken, damaged, or outdated without changing its fundamental purpose. Remodeling, on the other hand, involves changing the structure or form of a space. This is a more intensive process, like knocking down a wall to create an open-concept living area or reconfiguring a kitchen layout. Knowing which term applies to your project will help you better define its scope and find the right professionals for the job. ### The Four Main Types of Home Remodeling Most home remodeling projects fall into one of four categories, each offering unique benefits to your home’s function and value. Whether you’re looking to create a more efficient workspace, a relaxing retreat, or simply need more room to grow, there’s a remodeling project that fits your needs. These projects can range from single-room makeovers to expansive additions that completely transform your living experience. Let’s look at the most popular types of remodels homeowners in Lindenhurst undertake to improve their properties.

Kitchen Remodeling

The kitchen is often called the heart of the home, so it’s no surprise that kitchen remodeling is one of the most popular projects. A well-designed kitchen can dramatically improve your daily life, making meal prep more efficient and creating a welcoming hub for family and friends to gather. Beyond functionality, a modern kitchen with updated appliances and finishes can significantly increase your home’s market value. From custom cabinetry and countertops to energy-efficient lighting, a kitchen remodel is an investment in both your lifestyle and your property.

Bathroom Remodeling

A bathroom remodel can turn a purely functional space into a personal sanctuary. Many homeowners are looking to transform their outdated bathrooms into comfortable, spa-like retreats where they can unwind after a long day. This could involve installing a larger walk-in shower, a soaking tub, or adding elegant new tile and fixtures. Practicality is also a key driver; improving storage, updating plumbing, and enhancing ventilation can make the space more user-friendly and prevent future issues. A thoughtfully remodeled bathroom adds a touch of luxury and comfort to your home.

Home Additions

If you love your neighborhood but are running out of space, a home addition might be the perfect solution. Instead of going through the hassle of moving, you can add square footage to accommodate your family’s changing needs. Whether you need an extra bedroom for a growing family, a dedicated home office, or a spacious sunroom, an addition allows you to customize your home to fit your life. This type of project is a significant undertaking, but it also provides a substantial return by increasing your home’s overall size and value.

Outdoor Remodeling

Your home’s exterior is the first impression it makes, and outdoor remodeling can create stunning curb appeal while expanding your living space. This goes beyond simple landscaping to include creating functional and beautiful outdoor rooms. Imagine hosting summer barbecues on a new stone patio, relaxing by a custom-built swimming pool, or enjoying cool evenings under a stylish pergola. Companies like Gappsi specialize in transforming backyards into complete outdoor entertainment areas with features like kitchens, game courts, and elegant masonry, making your property the go-to destination for fun and relaxation. ## Budgeting for Your Home Renovation Once you have a vision for your project, the next crucial step is figuring out the budget. This can often feel like the most intimidating part of the process, but a well-planned budget is your roadmap to success. It helps you make informed decisions, prioritize your wants and needs, and avoid financial stress down the line. Understanding the typical costs for projects in our area, the factors that influence pricing, and how to plan for the unexpected will empower you to move forward with confidence and keep your project on track from start to finish. ### How Much Does a Home Remodel Cost? The cost of a home remodel is one of the first questions every homeowner asks, and the answer depends on many variables. The scope of your project, the quality of materials you choose, and the professionals you hire all play a significant role in the final price tag. While it’s impossible to give a one-size-fits-all number, we can look at averages and key cost drivers to help you build a realistic budget for your Lindenhurst home.

Average Project Costs in Long Island

On Long Island, the cost of a home remodel can vary widely, but a general guideline is to expect to pay between $15 and $60 per square foot. This range covers a broad spectrum of projects, from minor cosmetic updates to more significant structural changes. For example, a simple bathroom renovation might fall on the lower end of that scale, while a full kitchen overhaul with high-end appliances and custom cabinetry will be at the higher end. This estimate provides a starting point for your calculations as you begin to outline the specifics of your project.

Key Factors Influencing Your Budget

Several key factors will influence where your project falls within that cost range. Your location in Long Island can affect labor costs, and securing the necessary permits also adds to the budget. The biggest variable, however, is often the materials and finishes you select. Opting for builder-grade materials will keep costs down, while choosing premium natural stone, custom millwork, or luxury appliances will increase the total expense. Being mindful of these factors will help you balance your vision with your budget. ### Is $50,000 Enough to Renovate a House? A $50,000 budget can make a significant impact on your home, but it’s typically not enough for a complete, whole-home remodel. Instead, this amount is well-suited for tackling one or two key areas with high-quality updates. For example, you could complete a substantial kitchen or primary bathroom remodel, finish a basement to create a new living area, or invest in a significant outdoor upgrade. By focusing your funds on a specific project, you can achieve a high-end result in a targeted space rather than spreading the budget too thin across the entire house. ### Planning for the Unexpected: The 10-20% Contingency Fund No matter how carefully you plan, unexpected issues can arise during a remodel. You might discover hidden water damage when you open up a wall or find that your home’s electrical system needs an upgrade to support new appliances. That’s why it’s essential to build a contingency fund into your budget. Financial experts and experienced contractors recommend setting aside an extra 10% to 20% of your total project cost to cover these unforeseen expenses. This safety net ensures that a surprise issue won’t derail your project or force you to compromise on your vision. ## Financing Your Remodeling Project With a solid budget in place, the next step is to determine how you’ll pay for your renovation. For many homeowners, this means exploring financing options to cover the costs without depleting their savings. Fortunately, there are several common ways to fund a home improvement project, each with its own set of benefits and considerations. From leveraging your home’s equity to taking out a personal loan, understanding your choices will help you select the best financial path for your situation, ensuring you can comfortably afford the beautiful updates you’re planning for your home. ### Common Financing Options When it comes to financing your remodel, you have a few primary avenues to consider. The right choice depends on factors like how much equity you have in your home, your credit score, and how quickly you need the funds. The most popular methods include home equity loans, home equity lines of credit (HELOCs), and personal home improvement loans. Each of these options provides a way to access the cash you need to bring your renovation dreams to life.

Home Equity Loans and HELOCs

If you’ve built up equity in your home, you can use it to your advantage. A home equity loan provides you with a lump sum of cash at a fixed interest rate, which is great for projects with a clear, upfront cost. A Home Equity Line of Credit (HELOC) works more like a credit card, allowing you to draw funds as needed up to a certain limit. Both options often have lower interest rates than other types of loans, but it’s important to remember that your home serves as collateral, so making timely payments is crucial.

Home Improvement Loans

If you don’t have significant home equity or prefer an unsecured loan, a home improvement loan is another excellent option. These are personal loans that can often be approved quickly, providing you with a lump sum to pay for your project. While the interest rates may be slightly higher than with a home equity loan, they don’t require you to use your house as collateral. This can be a great choice for homeowners who need funds fast or want to keep their home equity separate from their renovation financing. ## Hiring a Home Renovation Company in Lindenhurst Choosing the right contractor is arguably the most critical decision you’ll make in your entire renovation journey. The right team will not only bring your vision to life with quality craftsmanship but also ensure the process is organized, transparent, and as stress-free as possible. A great contractor acts as your partner, guiding you through each phase, from initial design to the final walkthrough. Taking the time to thoroughly vet potential companies in the Lindenhurst area will pay off immensely, resulting in a finished project you’ll love for years to come. ### What to Look for in a Contractor When you start your search for a contractor, it’s important to know what qualities separate the great ones from the rest. You’re looking for a company that is not only skilled but also professional, reliable, and trustworthy. This means doing a bit of homework to check their credentials, review their past work, and ensure they are a good fit for your specific project. A little due diligence upfront can save you from major headaches later on.

Verify Licenses, Insurance, and Experience

First and foremost, any contractor you consider should be fully licensed and insured in New York. This protects you from liability in case of accidents on your property. Experience is also key. A company like Gappsi, which has been serving Long Island since 1987, brings decades of knowledge to the table. Also, be sure to ask for a clear payment schedule before signing any contracts. A professional contractor will outline the payment milestones, so you know exactly what to expect.

Read Reviews and Look at Past Work

Reviews and portfolios are your best window into a contractor’s work quality and customer service. Look for detailed testimonials from previous clients on various platforms. A strong portfolio with high-quality photos or videos of completed projects is also essential. It allows you to see their craftsmanship and style firsthand. Checking out a company’s YouTube channel or project gallery can give you confidence that they can deliver the results you’re looking for and might even provide some inspiration for your own project. ### Getting Multiple Quotes for Your Project Even if you have a contractor you’re leaning toward, it’s always a smart move to get at least three quotes for your project. This isn’t just about finding the lowest price; it’s about understanding the market rate and seeing how different companies approach your project. Each quote should be detailed, breaking down the costs for labor, materials, and permits. Comparing these itemized estimates will give you a clearer picture of what’s involved and help you identify any contractors who may be cutting corners or overcharging. ### How to Pay a Contractor Understanding how contractor payments work is crucial for protecting yourself and ensuring a fair arrangement. A reputable professional will have a clear and transparent payment structure that aligns with the progress of the project. Knowing the industry standards for fees and payment schedules will help you spot red flags and establish a healthy working relationship with your chosen contractor from the very beginning.

Understanding Contractor Fees and Payment Schedules

Contractors typically structure their fees in one of two ways: as a percentage of the total project cost (usually 10% to 20% for a general contractor) or at an hourly rate, which can range from $50 to $150. The payment schedule should be tied to specific project milestones. For example, you might pay an initial deposit, another payment after demolition is complete, another after plumbing and electrical are installed, and the final payment only after the project is fully completed to your satisfaction.

Why You Shouldn’t Pay the Full Amount Upfront

One of the biggest red flags when hiring a contractor is a demand for full payment before any work begins. You should never pay the entire cost of the project upfront. A reasonable down payment to cover initial materials is standard, but the bulk of the payments should be made as work is completed. This structure incentivizes the contractor to stay on schedule and complete the job to the agreed-upon standards, giving you leverage and peace of mind throughout the process. ## The Renovation Process: What to Expect Once you’ve chosen your contractor and finalized the budget, it’s time for the work to begin. Knowing what to expect during the renovation process can help reduce stress and make the experience more enjoyable. From the first meeting to the final touches, a typical project follows a structured path. Understanding these steps, including initial consultations, project timelines, and the importance of permits, will help you stay informed and feel in control as your home’s transformation unfolds. ### Initial Consultations and Free Estimates The renovation process almost always starts with an initial consultation. This is your opportunity to discuss your ideas, goals, and budget with potential contractors. A reputable company will offer a free consultation and estimate, where they will visit your home, assess the space, and provide a detailed proposal outlining the scope of work and associated costs. This is a crucial first step in ensuring you and your contractor are on the same page before any contracts are signed. ### Typical Project Timelines The timeline for your project will depend on its complexity and scope. A smaller project like a bathroom update might take a few weeks, while a major kitchen remodel can last six to eight weeks or more. A good contractor will provide you with a projected timeline that outlines each phase of the project, from demolition and construction to installation and finishing touches. While unforeseen delays can happen, having this schedule helps manage expectations and keeps everyone accountable. ### The Importance of Building Permits Most significant remodeling projects require building permits from your local municipality to ensure the work complies with safety codes and regulations. This can include structural changes, plumbing, and electrical work. Your contractor should be knowledgeable about Lindenhurst’s local requirements and handle the permit application process for you. It’s always a good idea to confirm that all necessary permits have been secured before work begins, as this protects you and ensures your project is completed legally and safely. ## Getting the Best Return on Your Investment (ROI) When you invest in a home renovation, you’re not just improving your living space—you’re also making a financial investment in your property. Thinking about the return on investment, or ROI, can help you prioritize projects that add the most value to your home. While personal enjoyment is the primary goal, choosing renovations that are attractive to future buyers is a smart strategy. Certain projects consistently offer a better financial return than others, making them wise choices for any homeowner looking to build equity. High-impact areas like kitchens and bathrooms consistently top the list for best ROI. These are the rooms that buyers often scrutinize the most, and modern, functional spaces can make your home stand out. Outdoor living spaces are another area where you can see a significant return. A beautifully designed patio, a functional outdoor kitchen, or a well-maintained landscape can greatly increase your home’s appeal and usable square footage. Using high-quality, durable materials in any project, from flooring to countertops, also contributes to a better long-term value, ensuring your investment looks great for years to come.

At Gappsi, we take pride in delivering home renovation projects that blend functionality, aesthetics, and long-lasting quality. Our latest bathroom renovation in Lindenhurst, NY, is a perfect example of what happens when expert design meets precise execution.

This renovation began as a complete gut remodel, stripping the space down to its bare structure and rebuilding it into a stunning, spa-like oasis that our clients can enjoy for years to come.

Starting from the Ground Up

Every successful renovation starts with a clean slate. Our team began by removing the existing walls and ceilings down to the studs. This step is crucial.  It enables us to evaluate the structure, identify potential issues, and establish a solid foundation for everything that follows.

bathroom-renovation-in-lindenhurst-ny3Once the demolition was complete, we addressed the home’s electrical system. The entire wiring was replaced with new electrical lines, ensuring safety and reliability. We installed modern high hats to provide balanced lighting throughout the room, along with GFCI outletsnew switches, and a ceiling fan to improve airflow and prevent moisture buildup, which is essential for a bathroom environment.

By upgrading every aspect of the electrical system, we ensured that the space not only looks beautiful but also meets modern safety standards and convenience needs.

New Plumbing and Fixtures for Superior Functionality

Plumbing plays a vital role in any bathroom renovation. For this project, our team replaced all plumbing lines and installed brand-new fixtures designed for performance and durability.

At the heart of the new shower system is a Moen shower body with all-new valves, chosen for its smooth operation, precise temperature control, and timeless design. Moen is known for its reliability and sleek aesthetics, making it an ideal choice for homeowners who value both quality and style.

By rebuilding the plumbing system from scratch, we ensured consistent water pressure and leak-free operation.  A long-term investment in comfort and peace of mind.

Firm Foundations: Cement and Green Boards

To create a moisture-resistant and durable structure, we installed new cement boards in the shower area. Cement board is ideal for wet environments because it prevents mold growth and provides a stable base for tile installation.

bathroom-renovation-in-lindenhurst-ny2For the rest of the bathroom’s walls and ceiling, we used green boards.  Water-resistant drywall designed explicitly for humid spaces. This combination ensures the entire bathroom is well-protected from moisture while maintaining structural integrity.

These unseen layers might not be glamorous, but they’re essential for ensuring that every tile, fixture, and finish stands the test of time.

Porcelain Perfection: A Modern Tile Design

The visual transformation of this Lindenhurst bathroom truly shines through its tile work. Every wall was covered in glossy white porcelain tiles featuring subtle gray veins. The result is a bright, elegant, and timeless look that reflects light beautifully, making the space feel larger and more open.

To create contrast and visual interest, we added a dark gray flat porcelain tile to accent the shower wall and the built-in nook. This feature adds depth and sophistication, highlighting the shower area as a statement piece within the room.

For the flooring, we selected flat, darker porcelain tiles with delicate vein patterns. These tiles complement the wall design while providing a slip-resistant surface that’s both functional and visually cohesive.

Porcelain is an ideal material for bathroom renovations due to its durability, low maintenance, and luxurious appearance. It’s resistant to moisture, scratches, and stains.  Perfect for a space that sees daily use.

Finishing Touches: Fixtures and Accessories

Every detail matters when it comes to creating a cohesive and stylish bathroom. To complete the transformation, we installed a new Kohler toilet, known for its sleek design and efficient performance.

darker porcelain tiles with delicate vein patternsThe vanity was upgraded to a modern style with a marble countertop, adding a touch of elegance and practicality. Marble is not only beautiful but also durable, making it a timeless choice for bathroom countertops.

Above the vanity, we mounted a fogless mirror with integrated lighting.  A functional yet luxurious addition that eliminates the common frustration of steam-covered mirrors. This feature enhances everyday routines while contributing to the bathroom’s overall modern aesthetic.

Every accessory, from the towel bars to the light fixtures, was chosen to complement the design’s contemporary theme while maintaining functionality and balance.

A Modern Bathroom That Marries Form and Function

The finished bathroom is a showcase of clean lines, neutral tones, and thoughtful design. The combination of glossy porcelain, marble, and soft lighting creates a serene environment perfect for relaxation.

What was once a dated and confined space has now become a bright, modern, and inviting retreat.  A true reflection of Gappsi’s craftsmanship and commitment to excellence.

Each phase of this renovation, from demolition to final touches, was handled with precision and care. The result is a bathroom that not only meets the homeowner’s expectations but exceeds them in every way.

Frequently Asked Questions

What’s the most important first step before starting a home renovation? Before you even think about picking out materials, the most crucial first step is to get crystal clear on your goals and your budget. Ask yourself what you truly want to achieve with the space—more function, a better layout, or a style update? Once you have a strong vision, you can create a realistic budget that aligns with it. This foundation will guide every decision you make and help you communicate effectively with any contractor you meet.

How can I prevent my renovation costs from spiraling out of control? The best way to keep your project on track financially is through careful planning and transparency. Start by insisting on a detailed, itemized quote from your contractor that breaks down all the costs. Just as important is building a contingency fund of 10-20% of the total project cost right into your budget from day one. This gives you a safety net for any unexpected issues that might pop up, ensuring a surprise doesn’t derail your entire project.

How long should I expect my home to be under construction for a major project like a kitchen or bathroom remodel? While every project is different, a general rule of thumb is to plan for a few weeks for a standard bathroom remodel and around six to eight weeks or more for a complete kitchen overhaul. A professional contractor should provide you with a detailed project timeline that outlines each phase, from demolition to the final touches. This schedule helps manage expectations and keeps everyone on the same page throughout the process.

Besides the cost, what are the most important things to look for when choosing a contractor? Beyond the quote, you should focus on three key areas: credentials, experience, and reputation. Always verify that a contractor is fully licensed and insured to protect yourself. Look for a company with a long history of successful projects in your area, as this demonstrates stability and expertise. Finally, review their portfolio and read testimonials from past clients to get a true sense of their work quality and customer service.

Which home improvements typically give you the best return on your investment? If you’re looking to add long-term value to your property, you can’t go wrong by focusing on kitchens and bathrooms. These are the spaces that buyers scrutinize the most, and modern updates consistently provide a strong financial return. Additionally, enhancing your outdoor living areas with features like a well-designed patio or an outdoor kitchen can significantly increase your home’s appeal and usable square footage.

Key Takeaways

  • Plan Your Budget Wisely: A successful renovation starts with a solid financial plan. Determine your budget based on the project’s scope and material choices, and always set aside an extra 10-20% as a contingency fund to handle unexpected costs without stress.
  • Choose Your Contractor with Confidence: The right professional makes all the difference. Do your homework by verifying licenses and insurance, reviewing their portfolio of past work, and comparing at least three itemized quotes to find the best fit for your project.
  • Invest in Projects That Add Value: Get the most out of your renovation by focusing on spaces that matter. Upgrading kitchens, bathrooms, and creating functional outdoor living areas are smart choices that improve your daily life and offer a strong return on investment.
